Steven A. Roseman, Esq. is the founder and managing partner in the law firm of Roseman Law, APC, which has offices in Southern California.
Mr. Roseman specializes in the practice of Business and Real Estate Law. In addition to his significant transactional experience, Mr. Roseman has significant trial experience, including jury and bench trials and arbitration proceedings.
His representation includes all types corporations and individuals. In addition, he represents commercial, retail, mixed-use, multi-family, and residential property owners in all aspects of business and real estate legal issues. Mr. Roseman has experience in negotiating all aspects of contract and real estate transactions, including drafting and/or revising various contracts, including vendor contracts, purchase and sale and related documents, loan documents, entity formation, operating/shareholder agreement, legal opinion letters, lease documents, construction agreements and related matters. Mr. Roseman has significant trial experience in dealing with partnership/member/shareholder disputes, breach of contract claims, easement issues, non-disclosure matters, construction and defective construction/soil subsidence claims.
Mr. Roseman also has significant experience in representing common interest developments in the Creation and Amendment of Governing Documents, Contract Negotiations, Litigation (both enforcement and defense), Construction Defect/Land Subsidence Litigation and Bad Faith Litigation. Over the past 22 years, Mr. Roseman has represented hundreds of condominium and homeowners associations in dealing with both their transaction needs and litigation related issues. Mr. Roseman lectures extensively to trade and industry groups on issues relating to real estate matters, condominium and homeowners associations and construction defect litigation. He has authored various articles and was a contributing author to the 2006, 2007, and 2008 Cumulative Supplements to the 3rd edition of the book “Handling Construction Defect Claims: Western States.”
Mr. Roseman has unique business and real estate experience. In addition to representing homeowners associations and property owners in construction defect matter, he also has a substantial knowledge in dealing with local City Ordinance issues and Coastal Commission matters. Mr. Roseman has handled matters ranging from easement issues, negotiation of construction contracts, to development of commercial projects.
He is actively involved in numerous organizations. He is a member of the California and Nevada State Bar Associations. Mr. Roseman is an active member of the two most prominent trade groups in the common interest development industry—California Association of Community Managers (CACM) and the Community Associations Institute (CAI).
Mr. Roseman serves on the faculty of CACM and lectures on behalf of CAI and CACM, including CAI’s ABC Essentials Course and CACM’s C-CAM manager and high-rise manager certification. In addition, he serves on the Mediation Steering Committee for CAI Los Angeles, as a delegate for CAI’s Legislative Action Committee (CLAC), and serves on the CACM Legal Steering Committee. He is acknowledged for the time, energy and expertise he has dedicated to the Legislative Action Committee during the 2008 Legislative session to present.
Mr. Roseman was awarded the “Speaker of the Year” award by the CAI Channel Islands Chapter, and nominated as “Speaker of the Year” by the CAI Orange County Chapter. Past nominations and recognitions include: 2012 nominated for “Speaker of the Year” by CAI Orange County, and in 2009 as “Speaker of the Year” by CAI Channel Islands Chapter, and nominated for the “Excellence in Service” Award by CACM.
In 2013, Mr. Roseman was appointed by the City Council of Calabasas to serve on the City of Calabasas Historic Preservation Commission, and in 2016 was appointed to serve on the City of Calabasas Planning Commission.
On a personal note, in addition to various other charities he is involved Mr. Roseman serves on the Board of Directors of the Juvenile Diabetes Research Foundation, an organization striving to find a cure for children and adults suffering from Type 1 diabetes.
In addition to other sports activities, Mr. Roseman is also an avid runner. He has completed a number of half-marathon races and participates in “ToughMudder” races and the annual “MuddRun” at Camp Pendleton together with the marines and other members of Roseman Law, APC, benefiting the Armed Forces Services YMCA.
